Looking to Buy or Refinance Your Home Loan?

As we approach spring and the weather begins to warm up, it brings plenty of good news for the property market. Last month, the cash rate remained steady, and several banks—Bankwest, ubank, Macquarie Bank, and ING—responded by cutting interest rates on selected home loans. These rate cuts offer welcome relief to homebuyers and investors, signaling a more favorable environment for those looking to secure competitive financing options. With the market showing positive signs, now is an opportune time to explore your property and investment opportunities.

More Savings Ahead: Rate Cuts Offer Relief for Homebuyers

Inflation pressures are easing, with the ANZ-Roy Morgan inflation expectations for the week of August 19-25 dropping to 4.8%, down from 5.1% in July. This marks a steady decline from the year’s average of 5%, signaling a cooling off of inflationary pressures in Australia.

Roy Morgan CEO Michele Levine noted that the recent drop in inflation expectations is largely due to falling petrol prices, which saw a significant decrease in July, dropping by over three cents per litre to $1.90. “Since late July, average retail petrol prices have dropped by over 12 cents per litre,” Levine added, emphasizing that this decline is contributing to the easing of inflation pressures.

In the past week, over a dozen Australian banks have cut their fixed and variable home loan interest rates, signaling a shift in the market despite the Reserve Bank of Australia’s (RBA) decision to hold the official cash rate steady at 4.35%. The RBA has hiked rates since May 2022, but the recent reductions by major lenders suggest banks are betting on a potential cut by the central bank in the near future.

Among the banks leading the charge, Bankwest, a Commonwealth Bank subsidiary, cut rates by up to 0.5%, offering a competitive 5.89% on its 2- and 3-year fixed loans for borrowers with an 80% loan-to-value ratio (LVR). Ubank, owned by NAB, lowered rates on selected loans by as much as 0.73%, with a 5.79% rate for two, three, and five-year fixed terms. Other notable players like ING, Macquarie Bank, and 15 other lenders have followed suit, with rate cuts of up to 0.66%.

These reductions reflect a cooling economy and increasing competition among lenders to attract borrowers. According to Mozo personal finance expert Rachel Wastell, this trend signals that we may be at the peak of the RBA’s rate hiking cycle. As banks continue to adjust their offers, borrowers can expect more rate cuts, particularly in fixed-rate loans, creating opportunities for homebuyers to lock in competitive deals.

RBA Governor Michele Bullock recently emphasized that discussions about cutting interest rates remain “premature,” suggesting that the central bank is not planning any immediate reductions.

“If the economy evolves broadly as anticipated, the Board does not expect that it will be in a position to cut rates in the near term,” Bullock stated.

While acknowledging that high interest rates are straining households, she stressed that curbing inflation remains a priority, as it disproportionately affects the most vulnerable.

Despite the RBA’s cautious outlook, there is some speculation within the financial sector. Commonwealth Bank is the only one of the Big Four banks predicting a rate cut this year, forecasting a potential reduction in November. However, Westpac and ANZ anticipate the first cut in February 2025, while NAB projects May 2025.

Bullock also highlighted that around 5% of borrowers are in a “cash flow shortfall,” where essential spending and mortgage repayments exceed their income. This group is facing difficult decisions, including cutting expenses, using savings, or increasing work hours, with some possibly being forced to sell their homes.

In the meantime, the broader market remains in a holding pattern, awaiting signs of economic shifts that could bring relief to borrowers.

Paris 2024: Australia’s Most Successful Olympics and What It Means for Queensland’s 2032 Property Market

Australia’s performance at the Paris 2024 Olympics will go down in history as our most successful Games to date. With a record-breaking 18 gold medals, surpassing the previous best of 17 set in Athens 2004 and Tokyo 2021, Australia cemented its reputation as a sporting powerhouse. Our athletes’ achievements continue a legacy of excellence, with Australia consistently finishing in the top ten on the medals table since 1992, despite being outnumbered by more populous nations.

As we celebrate these victories, it’s hard not to look ahead to the 2032 Brisbane Olympics and the potential economic and property market boom it could bring to Queensland.

Although still 11 years away, the 2032 Olympic Games in Brisbane is already the talk of the town, especially for Queenslanders. But it’s not just the excitement of hosting the world’s largest multi-sport event that has people buzzing. The Games are expected to be a “game-changer” for Queensland’s economy, with Brisbane Lord Mayor Adrian Schrinner forecasting it could “deliver 20 years of accelerated opportunity for our state.”

So, what kind of opportunities will arise from hosting the 2032 Olympics, and how will they impact Queensland’s property market? To explore this, we sat down with Simon Pressley, Head of Research at Propertyology, to uncover the potential property boom on the horizon.

Lessons from Past Olympics

History shows that hosting an Olympic Games can bring substantial long-term benefits to cities, with improvements in infrastructure, increased tourism, foreign investment, and a lasting sense of civic pride. For cities like Barcelona, which hosted the 1992 Olympics, property prices skyrocketed by 130% as major urban revitalization projects transformed the city, including the introduction of a high-speed train and a revitalized waterfront.

However, the impact on property prices isn’t always clear for more developed cities. London, which hosted the 2012 Olympics, saw only a modest 38% increase in house prices over the five years leading to 2013. According to Simon Pressley, this was “hardly a boom,” especially considering the $16 billion investment made to prepare the city for the Games.

The Brisbane 2032 Opportunity

Despite mixed results from previous Olympics, the outlook for Queensland remains positive. Hosting the 2032 Games could spark a surge in population growth, infrastructure investment, and property demand.

REA Group CEO Owen Wilson predicts a 50% rise in property prices ahead of the Olympics, citing supply-demand dynamics as key.

“If you’ve got more people wanting to move into an area and wanting to purchase property, that is absolutely going to underpin prices,” Wilson explained.

Brisbane, the Gold Coast, and surrounding areas are expected to see the highest population growth in Australia as we approach 2032, likely resulting in “fantastic price appreciation” in the property market. After a 45% rise in house prices over the past three years, some experts predict property prices could rise another 50%, or even double, by the time the Games arrive.

Investment Opportunities Ahead

For property investors, this presents a significant opportunity. The combination of long-term infrastructure development and a growing population will drive demand for housing, making Queensland a hotspot for real estate investments. As the Games approach, securing property now could result in substantial gains over the next decade, particularly as interest rates continue to decline and the market remains ripe for growth.

With the 2032 Olympics promising to accelerate development and economic activity in the region, Queensland’s property market is poised for a boom that could benefit homeowners and investors for years to come.

For those looking to capitalize on the upcoming boom, securing an investment home loan could be your key to tapping into future growth. Whether you’re a first-time investor or expanding your portfolio, locking in competitive rates now while interest rates are declining could set you up for long-term gains.

Explore your options for an investment home loan today and take the first step toward benefiting from Queensland’s property market as it prepares for a decade of accelerated growth leading up to the 2032 Olympics.
